Expressions of Interest for Building management services for 41 Unit Affordable Housing Development

The Project Development Committee of Port Cares Board of Directors is soliciting Expressions of Interest from qualified companies to provide building management services to a new 5 story, 41 unit 41,000 square foot affordable housing rental building in Port Colborne, Ontario targeted for occupancy in March 2025.

BACKGROUND: Established in 1986 in Port Colborne, Ontario, Port Cares is a registered charity and not-for-profit that operates as a community hub providing wrap-around social and human services to residents of south Niagara. Port Cares is now providing not-for-profit housing with the construction of a 5 story 41-unit brick and masonry building that will wrap-up construction in late winter 2025 with tenant occupancy targeted for March 2025. As part of its funding agreement with Canada Mortgage and Housing Corporation, Port Cares is required to enter into contract with a building management provider that has a minimum of five years, progressive experience in the field. This is a rent-geared to income building that will house low-income independent seniors (32 units) and female-led single parent families with children (9 units).

SCOPE: Port Cares is seeking building management services which include but not limited to:

• Comprehensive property management and tenant services;

• Management of collections;

• Oversight of repairs, maintenance, janitorial services and building up-keep;

• Oversight of building and fire code compliance including elevators;

• Building maintenance;

• Provision of and/or oversight of service contracts;

• Provision of a property management system for accurate and effective record keeping.

Qualified applicants are welcome to submit a Letter of Interest - maximum of 3 pages -by 4 p.m. October 28, 2024 via email to boardchair@portcares.ca outlining the following:

• Company Background outlining experience in building management services

• A listing of building management services

• Experience in providing building management services to not for profit affordable housing providers

• A fee schedule

• Listing of associated service providers

• Listing of at least 3 properties currently under management
